Read your skirting before you replace it

Skirting damage comes in two families, and they have different fixes:

Impact and weather damage. Cracked or blown-out panels, vents smashed by a mower or a storm, access doors torn off, bottom track scoured out by runoff. This is honest damage and a straightforward repair. The Grand Strand supplies plenty of it: summer thunderstorm gusts, tropical-system fringes — Ian’s pass in 2022 threw debris across the whole Strand — and the everyday hazards of park life along the 501 and 707 corridors.

Deformation without impact. Panels bowing, buckling, or popping out of their tracks all along one side, with nothing having hit them. This is almost never a skirting problem. Skirting is hung from the home with a gap above the ground; when piers settle, the home comes down onto the skirting and compresses it — the panels bow because a many-ton structure is leaning on material rated for wind, not weight. Replacing the panels without releveling the home buys you one tidy season before the new panels buckle too. We check the level line any time we see this pattern, and the level check is free.

Why skirting matters more on this coast

• It protects the vapor barrier. Missing panels expose the underbelly to wind-driven rain and to animals — and a possum or rat that gets behind your skirting will be through the vapor barrier and nesting in your insulation shortly after. Every open panel is an invitation on a corridor with as much wildlife pressure as ours.
• It manages a genuinely hostile crawl-space climate. Horry County’s high water table and long humid season mean the ground under a home sheds moisture all year. Skirting with correct, clear venting keeps air moving through so that moisture leaves; skirting with crushed or missing vents — or vents blocked by mulch and sand build-up, which we see constantly — traps it. A swampy crawl space rots wood shims and pier caps and shortens your releveling cycle. Ventilation is a structural issue here wearing a cosmetic costume.
• It’s the access point for everything. Every level check, strap inspection, and plumbing repair goes through a skirting access door. Homes without a serviceable access panel get panels cut — badly, by whoever needed in — and that’s how weather-tight skirting turns into flapping plastic. We install proper access doors as part of any repair.
• Parks and buyers care. Skirting is the first thing a park manager or a buyer sees. On the Grand Strand’s fast-moving 55+ and land-lease market — this metro is adding retirees faster than anywhere in the country — tired skirting reads as a tired home. Repair vs. full replacement

Repair ($200–$800). A few damaged panels, vents, or an access door, matched to your existing profile and color as closely as the material allows, tracks re-secured, everything locked back in. If your skirting is a common vinyl profile, matching is usually easy; discontinued profiles sometimes force a whole-side decision, and we tell you that up front.

Full replacement ($900–$2,500). For brittle, UV-chalked, or extensively damaged skirting, or after a relevel where the old panels were compressed out of shape. New track top and bottom, new vinyl panels cut to the home’s actual as-leveled height, vent panels placed for real airflow, and a proper access door on the service side. One honesty note: if the home is due for a relevel, do that first. Skirting is cut to the home’s height; leveling changes the height. The right order is level, then skirt — and a combined visit saves you a second trip charge.

On materials, we’re practical rather than precious. Standard vinyl skirting is what most Grand Strand homes carry and what we usually recommend: it’s economical, it vents properly, and damaged panels are cheap to swap after the next storm — which matters on a coast that reliably supplies next storms. Upgraded panel systems exist and we’ll install them on request, but on a home that needs its budget for piers and anchors first, we’ll say so. Skirting protects the structure; it shouldn’t compete with it for money.
